Most people invest more time in their health today than ever before. Sleep is tracked, nutrition optimised, blood values analysed, prevention has become a given. At the same time, decisions about materials, indoor climate, light and acoustics in our own homes are usually made by cost, looks or habit.
That is a remarkable contradiction. Because we spend around 90 percent of our lives inside buildings. The air you breathe every day, the light that drives your rhythm, the surfaces around you - all of this shapes your health more lastingly than most supplements.
From luxury to the logical next stage
This is exactly where a new market is emerging: wellness real estate and so-called longevity residences. What was a luxury niche a few years ago is today one of the fastest-growing parts of the global wellness economy.
Honestly, that does not surprise me. Anyone who deliberately invests in nutrition, movement and prevention will sooner or later start to look at their own living environment by the same standards.
The questions buyers ask are changing
I am convinced that the questions around building will shift fundamentally in the coming years. No longer just: how big is the plot? What is the yield? But also: how does this building feel in everyday life? Does it support sleep, recovery and focus? Which materials surround me every day? What role do light, temperature and acoustics play? And: how does this house age together with the people living in it?
Longevity is not a design fashion
Longevity will not be a short-lived fashion in the property market. It is the next logical stage of living. And unlike a wellness promise on a glossy brochure, it is verifiable: diffusion-open build-ups without pollutants, daylight that follows the day, honest materials like clay, lime, timber and stone, an indoor climate that regulates instead of burdening.
This is not esoterics. It is building physics. A house that keeps you healthy does so not through technology, but through the right construction.
What this means for you
If you are planning a project or developing a property today, one simple question is worth asking: what role does longevity already play in your thinking? Not as marketing, but as substance. Because the decision about materials, light and indoor climate is made once - and you live inside it for decades afterwards.
My property check examines exactly this foundation: substance, materials and climatic suitability. Independent, in 48 hours, for 250 euros.
