- Whether the Certidão Permanente and the Caderneta Predial show the same area and description. Discrepancies are common and block the transfer.

What to check in Portugal
Derived from the four weakest dimensions of this country - statistically, that is where buyers lose money.
- Tax burden. The ongoing tax burden on ownership and rental income, and whether a double taxation treaty applies.
- Purchase costs. The actual purchase costs including transfer tax, notary, registration and agent's commission.
- Deposit protection. Whether your deposit is protected by law - escrow account or bank guarantee - or goes straight to the developer.
- Rental yield. Whether the gross yield still holds after vacancy, management and withholding tax.

What the guide cannot do
A country can look good in all three columns and the specific property can still be a total loss.
