No. I am an independent European civil engineer, not a RICS chartered surveyor. This is a document-based technical risk review - the layer your lawyer and estate agent don't cover. It complements, and often precedes, a physical local survey.
What does the check cost?
€250 flat, no hidden costs.
Which documents do I need?
The listing, plans, construction and specification documents, the purchase or reservation contract, and photos. If something is missing, I tell you.
How long does it take?
48 hours from the moment all documents are complete.
Does it replace my lawyer or a local surveyor?
No. It adds the technical layer they don't cover: the building, the developer and the contract. If you also need a full on-site survey, I tell you so.
And if no meaningful check is possible?
Then you get your money back. I don't sell empty reports.
